Our Strategy


1. Purchase

Community First Investment Group is a asset management firm specializing in multifamily apartments. With our thorough underwriting we make sure a deal is a deal. We have specific criteria we follow and practice our approach on each acquisition. Under-performing assets is just an example of one of our criteria we look for while looking for opportunities.


2. RE-position Property

We take the current under-performing asset and restore it back to its original operational state. Bringing the property back to life and providing clean and safe living conditions helps the surrounding community. All while providing financial benefits for our investors that provide passive income and add to their wealth.


3. Increase Occupancy & Systems

We work with third party management companies to bring in tenants through their vetting process at market value. Also, in most instances, implementation of ration utility bill-back systems help reduce operating costs. The asset is back to being managed properly, tenants in place, with reduced expenses.


4. Refinance

Once stabilized, we seek opportunities to refinance. Due to the diligent process of the rehab we seek to create equity enabling the asset to appreciate at its restored market value of operation. Upon refinance, we return most if not all of the original capital back to the investor.


5. Hold Long term/sell

Though our goal is to hold long term we understand that there are other opportunities that could come into play. We plan multiple exit strategies as each investment opportunity is itself, its own. Our investors will have the opportunity to review a variety of scenario's long or short-term holding periods.


6. Duplicate Process

Goal is to replicate the process. As you can see, this is a powerful process to help build your wealth. All while building communities and providing safe and clean living situations for tenants.
